Why is My Water Heater Leaking?

Finding a puddle of water around your water heater is a homeowner's worst nightmare. A leaking water heater is not just a nuisance; it's a ticking time bomb that can cause severe structural damage to your Port St. Lucie home if left ignored. The leak could be coming from a loose valve, a faulty temperature and pressure (T&P) relief valve, or a crack in the internal tank itself due to sediment buildup and corrosion.

Step 1: Turn Off the Power Supply

Safety first! Water and electricity are a deadly combination. If you have an electric water heater, go to your home's main breaker panel and flip the breaker for the water heater to the "OFF" position. If you have a gas water heater, locate the thermostat dial on the bottom of the tank and turn it to "OFF" or "Pilot."

Step 2: Shut Off the Water Supply

Look at the pipes connected to the top of your water heater. You will find a cold water inlet pipe with a shut-off valve (either a lever or a circular dial). Turn this valve completely clockwise to stop more water from entering the tank and feeding the leak. If you cannot turn this valve, you will need to shut off the main water valve to your entire house.

Step 3: Determine the Source of the Leak

Once the power and water are off, dry the area with towels and inspect the tank. If the leak is coming from the top (the cold water inlet or hot water outlet), it might just be a loose connection that needs tightening. If it's coming from the side (the T&P valve), the valve may be defective. However, if the water is pooling from the bottom of the tank, the inner steel tank has likely rusted through.
